I am looking to buy a property & want to know the best location to buy for an overseas buyer so I can get a great place to live & when I want to sell I can get a good return on my investment.

1. remember the first rule - if a property is still in the market, it`s price does not reflect it`s true market value ... haggle.
2. if you`re not a filipino and/or does not look like one ... find a trusted (??? kidding) filipino to negotiate for you. otherwise, forget to strike a bargain. Dont let the other party know that a foreigner is buying till the deal is closed.

You may want to consider the weather and security issues when choosing a property. For example, southern part of the Phil is beyond the typhoon belt but may have sectarian violence. Make a wish list and do diligent research. Once you determine few places, make sure you spend time in these places. You may want to visit these places in different seasons too. Goodluck.

Hi there!

Lots of sellers on this forum. My advice, if you want to settle here in the Philippines - live in either of these Places:

a)Davao City - biggest city in the world, very peaceful, with fresh fruits, seafood all the time. Major Malls in Manila are found in the city. Cost of living is very low. dynamic local government leaders. durian is really great! Many of the aforementioned real property agents dont even know this place. Davao City, has a local mayour called duterte who really instilled discipline on the locals. Cited by asiaweek as one of the most better place in ASIA to live and retire. Imagine a taxi driver giving change on my fare, not applicable in manila - drivers here in manila assumed its your obligation to give them a tip. Lots of sights thats very cheap to visit compared to Manila. Pity us Manilans, why the government didnt introduce as to this very great place at a young age. if you want value for money, consider this place.
b. Batangas - Laiya is great if youre into resort, lots of agricultural land too. home of the barako (brewed) coffee, which is by far being killed by Nestles instant terrible tasting coffee. Batanguenos are very respectful to authorities and professionals. Land of the professionals, I call them
c. Laguna - industrial hub. will be very hot here in the next 5 years. but laguna will provide good resale value to your property.
d. Palawan - if youre into diving, this is the best place. pretty one dimensional though. Unlike in Davao.
e. Quezon City - Lots of restaurants, hospitals etc. Its also good to live here.
